Bishop's Lodge (2nd Generation) [c.1950-2026]

Building at 25 and 26 (A B) Lugard Road on RBL 52 (renumbered to today's R.B.L.563 & 662).

It is likely that this second generation building was constructed in c. 1950 and is probably not a renovated first generation building. Centanet reports an occupation permit of 4/1950 for 25 Lugard Road, and 5/1950 for 26A Lugard Road.

At the end of 2025, a demolition permit was issued for the building. In November 2025, it was under scaffolding and behind canvas, obviously ready for demolition. I've set the demolition date to 2026.

However, little is known to me about any details of this building. See also the remarks of Uncle Yabai here. Any additional information is welcome.

This two-storey detached house spanning over 10,000 square feet was sold for HK$838 million to a Chinese investor. The Property has a total site area of approximately 23,374 square feet, with a maximum gross floor area of around 11,687 square feet, resulting in an approximate unit price of HK$71,703 per square foot. Bishop's Lodge at 25 Lugard Road seems to be occupied as of August 2022.  When I walked by a van with dual HK/SZ plates was leaving the property so I assume that the current residents are Mainland Chinese.

Good question.  What I can attest to is that there was an old, abandoned building there in the early 2000s, that had undergone some terrible cosmetic surgery over the years, a number of rounds of renovations and additions, each subsequent one making it worse.  

It is this abomination that is being demolished completely.  The old abandoned building could have been a renovation of the 1941 building, or itself a bottom-up building.  I do not have an answer to that question.  Whatever was there in the early 2000s was not landmarked, which means it's probably post-1941 construction, or just too far modified from the original 1889 building to be worthy of saving.

This site (RBL 563 & 662) was sold in 2024.  It would seem the redevelopment plan into a hotel did not materialize.  

One of the businesses of the new owner appeared to be estate developer.........  Don't know if the owner would build something for himself, or would it be anything else.

Here is a picture of the building before demolition.  Very different from the prewar one, so very likely a new build.  The additions to the right with the large picture windows are from this century.  This site was never considered for a hotel.  That was 27 Lugard Road, further down.
